A nineteenth-century house can have floors that slope, walls that wander slightly, and beams marked by generations of repairs without being structurally unsound. Begin With the House’s Story

Before inspecting a beam, learn what has happened to the house. A Colonial-era structure may contain hand-hewn timber framing and later additions. A Victorian may combine original balloon framing with remodeled kitchens, enclosed porches, and altered rooflines. Each period of work may have changed how loads travel to the foundation.

A level floor is not automatically a better floor if leveling it requires removing original material or forcing long-settled framing into a new position. Separate Old Settlement From Active Movement

Historic houses settle. Some settlement occurred shortly after construction, some followed changes in heating, drainage, or additions, and some has been stable for generations. The key is evidence of progression.

Interior signs worth documenting include cracks that widen over time, doors that suddenly stop latching, new gaps at baseboards or crown molding, and plaster separation concentrated around one area. Take dated photographs and measure significant cracks. A simple record over several months can be more revealing than a single inspection.

Floor slope deserves the same disciplined approach. A gradual slope across a long room may be historic settlement. A sharp dip near a chimney, exterior wall, or bathroom may point to localized sill decay, an undersized beam, or failed support below. The location and pattern matter more than the fact that the floor is not level.

Look Closely at Moisture, Rot, and Insects

Wood does not fail from age alone. It fails when moisture remains elevated long enough for decay organisms to work, or when insects find an environment that supports activity. Basements and crawl spaces should be checked for musty odor, condensation, wet masonry, standing water, and inadequate ventilation.

Do not confuse old insect evidence with active infestation. Small exit holes and old galleries may be historic damage with no current activity. Fresh frass, soft new wood damage, live insects, or ongoing moisture require prompt attention. When an Assessment Should Become Urgent
